A rezoning of the Penn Dutch Plaza along State Road 7 to the north in Margate will allow for 30,000 square feet of Florida Career College (FCC) to open in the plaza, which will add jobs and disposable income to the Margate economy.

Occupancy for FCC is TBA and based on the approval of Margate's Planning & Zoning Board and City Commission.

Margate’s Development Review Committee approved the first stage of the rezoning process Thursday, reclassifying the plaza from B-2 Business District to TOC – G (Transit Oriented Corridor - Gateway), which allows for sizeable schools such as FCC.

Florida Career College has the potential to boost the quality of Margate’s labor pool as well as bring business to area restaurants and services. FCC offers education in cosmetology, health sciences, IT, business and nursing and currently operates ten campuses statewide.

Although presently there are no plans for new construction on the site, and none is required for FCC to occupy space in the plaza, the rezoning of the plaza requires that any new construction meet TOC – G requirements, which include active street frontage, vertical mixed use and distinctive building elements to enhance the city’s entryway approaching from the north.

The rezoning makes the parcel more attractive for redevelopment and worth more money, said Assistant Director, Dennis Holste, for the Margate Community Redevelopment Agency.
