Margate's zoning event biggest in city history

In an effort to attract developers and entrepreneurs to Margate, town officials approved a massive rezoning of North State Rd. 7 from the hospital south through the proposed City Center to Atlantic Boulevard. The white signs around town were to notify the public that they could attend the rezoning meeting and contribute their input.
Roughly 25 Margate residents turned out Tuesday to thank the city for laying a foundation for improvement. Although few developers have been attracted to Margate since the economy soured, city officials say their doing everything they can to attract development and move forward with City Center Plans.
In what is now referred to as the TOC (Tansit Oriented Corridor) and The Gateway District, the majority of rezoning efforts focused on mixed use, which means the city will be flexible in allowing developers to mix and match residences, offices, shopping and restaurants when designing buildings. The city has also liberalized setbacks, so storefronts can be street-side and more visible. Where parking is now in the front of buildings along North State Road 7, new zoning laws provide for parking in the rear.
This type of flexibility, say city officials, is a needed incentive to attract developers. The good news is no high rises. Although height limits vary throughout rezoned areas, city officials say they’re going to be conservative with regards to height.
